The Tale Of The Little Guy

Everyone loves the underdog. The only thing they don't love is when they realise the underdog is actually them. That's what happened to me.

There was a new development of houses, on the market with a big national company. I had nothing to do with it and didn't really expect to. That's the normal way with new builds that the big boys are asked to be involved, without seemingly much market research carried out.

A lovely lady had her heart set on one of these new builds because it would be more economical for her and far less maintenance. She asked me to sell her family home that had just become too big for her to manage alone. It was a striking property, with quite some history and worth around upwards of 1.5 million.

Whilst buying the new build, she felt very let down by the agent involved. The service was poor, in her opinion, with little communication or support. She was dealing with a lot on her own and really needed to know what was happening and when to feel safe and looked after.

She told the builder about the differences she experienced and he gave me a chance to sell the final available plot. With my proactive approach, I found a buyer very quickly.
 
The big company then had two sales fall through so the builder asked me to step in again. Again flexing my proactivity muscle, I quickly found new buyers for both plots.

My knowledge of the Help To Buy Scheme, CML forms, and the other legislation around new builds was invaluable to my clients. My bespoke service style meant that no stone was left unturned to help those potential buyers assess if, and how, this could be the best buy for them.

When the builder had another development that needed marketing, I was no longer the underdog. Instead, I was on a level footing with the national company as we were both asked to market the new builds.

Guess who sold them all that time...
